Building Length on Deep Lots
Regulation 10.20.40.20(3)
(3) Maximum Building Length for a Duplex, Triplex, or Fourplex with Specific Lot Frontage and Depth:
- Despite regulation 10.20.40.20(1), in the RD zone, a duplex, triplex, or fourplex can have a maximum building length of 19.0 meters if the lot:
- (A) Has a lot depth of 36.0 meters or greater and a lot frontage of less than 10.0 meters; or
- (B) Has a lot depth of 40.0 meters or greater and a lot frontage of 10.0 meters or greater.
Additional Information:
- While a detached house with an extension in the RD and RS zones is allowed a 19-meter building length, the extension is limited to one story in height, 50% of the building's width, and must have 3-meter setbacks from side lot lines. Multiplexes do not have these restrictions.
Tip:
- The required lot sizes for the 19-meter length permission ensure that the lot is big enough for the multiplex to meet minimum setback and lot coverage requirements, despite the extended length.
