Maximum Height of building in Triplex and fourplex
Determining the Height of a Building (Regulation 10.5.40.10(1)):
- In the Residential Zone Category, the height of a building is measured from the established grade (ground level) to the highest point of the building.
Maximum Height (Regulation 10.20.40.10(1)):
- Maximum Height Allowed:
- (A) The maximum height allowed for a building or structure on a lot in the RD zone is given by the number (in metres) following the letters "HT" on the Height Overlay Map.
- (B) If there is no number following the letters "HT" on the Height Overlay Map, the maximum height is 10.0 metres.
- (C) For duplexes, triplexes, or fourplexes, the maximum height is the greater of:
- (i) The number (in metres) following the letters "HT" on the Height Overlay Map, or
- (ii) 10.0 metres.
Tips:
- This regulation ensures that multiplexes (duplexes, triplexes, or fourplexes) are allowed a height of at least 10 metres city-wide, even if the Height Overlay Map shows a lower maximum height.
- If a Chapter 900 exception sets a maximum building height of less than 10 metres for multiplexes, that exception will still apply.

Additional Tips:
- For sites without a value on the Height Overlay Map, most zones default to a height of 10 metres. In the RM zone, multiplexes on such sites are allowed a height of 12 metres as per Regulation 10.80.40.10(1)(B)(ii).
