What is Lot Coverage?

Lot coverage is the portion of your property covered by any part of a building or structure on or above the ground. It defines how much of your lot can be built on and how much must remain open space.

What Doesn’t Count Toward Lot Coverage?

Toronto zoning by-laws include several important exclusions:

  • Encroachments into setbacks → In residential zones, parts of a building that are legally allowed to extend into a setback (under Clause 10.5.40.60) are not counted as lot coverage.
  • Small platforms → Decks, porches, or balconies are excluded if:
    • They don’t encroach into a required setback,
    • They are attached to or within 0.3m of the main building, and
    • They cover no more than 5% of the lot area.
  • Roofs, canopies, or awnings → If they are above these exempt platforms, they are also excluded.

These exceptions give homeowners flexibility while ensuring the overall character of neighborhoods is preserved.

What Doesn’t Count Toward Lot Coverage?

Lot coverage rules maintain:

  • Open space between properties
  • Access to light and air
  • Balanced neighborhood design

Example: A property may allow 35% lot coverage. On a 500m² lot, that means up to 175m² can be covered by buildings, while the rest must remain open space.
